Stay Clean contains a mold & algae inhibitor that protects the film it forms on substrates from microbial growth. The water-based acrylic binder chemistry adheres to most porous surfaces, preventing the recurrence of mold, algae, and moss.
Delivered in a 5-gallon concentrated form, Stay Clean is easy to dilute, mix, and apply, covering up to 4,000 sq. ft. of surface area for lasting protection.

APPLICATIONS
Coverage Area:
- Approximately 4,000 square feet per 5 gallons.
All surfaces should be cleaned before sealing for best penetration and performance. Remove all old coatings, dust, debris, and loose material. Remove oil and grease, algae, grime, and mildew stains with appropriate cleaners. We recommend Seal-Once Multi-Surface Cleaner.
Application as follows:
- Apply only at temperatures above 45 degrees F and below 95 degrees F.
- Do not apply in rain or when rain is expected within 24 hours.
- Shake or stir well before using.
- Use a garden sprayer to apply.
- Apply enough Stay Clean until it starts to run (flood coat).
- Make sure all cracks and crevices are well coated.
- Surface may be used or walked on after 6-8 hours (depending on temperature and humidity).
